Meet Phil Kazmierczak, Associate Broker and President of Property Management here at Atlantic Sotheby’s International Realty.  Phil has been in real estate since 2015 and started in property management in 2016.  Since then he has excelled and risen to the top of his field.  Phil is actively engaged in the community serving in several roles such as the 2022 Government Affairs Director for Veterans Association of Real Estate Professionals and was appointed to the 2022 Virginia Beach Housing Advisory Board by Virginia Beach City Council.  He also serves on the Board of Directors of the Hampton Roads REALTORS Association (HRRA) and is the Moderator of the HRRA Property Management and Leasing Council.

Most recently, Phil was named by the Hampton Roads REALTORS Association 2021 Rising Star of the Year for volunteerism and engagement, 2021 Distinguished Property Manager, and the most highly coveted top award, 2021 Distinguished Property Manager of the Year. We interviewed Phil regarding his recent achievement – 2021 Distinguished Property Manager of the Year.


Q1. Did you know that you were going to win?

I actually had no idea I was going to win. Barbara Sgueglia, Chairman of the Board, reached out to my husband 2 months ago to tell him I had won. We even all had drinks together one evening prior and they didn’t say a word about it. My husband, Aaron, had also asked me for my bio recently and lied about what it was for. As for the day of, they tricked me into sitting up front unknowingly. It truly was a surprise.


Q2. What does winning this mean to you?

It is a verification of all the hard work the team has done for property management in the Hampton Roads Area. Property Management can be a very thankless profession. This award shows that we are effective and knowledgeable in the property management services we offer.


Q3. What’s your favorite part about being a Property Manager?

My favorite thing about being a Property Manager is making things work. I am all about the processes. Whenever there is any kind of problem, we put a solution in place so that it never happens again.


Q4. Is there anyone you’d like to thank or mention?

This award has very little to do with me and everything to do with our Property Management Team and the work that they do.

True story, back in 2016 when Kris Weaver, Principal Broker, asked me to consider this position I said “Okay, but I want the opportunity to go back to being a full-time agent if it doesn’t work out.” And he said “No. You’re either all in or all out.” From that moment on, I was all in.

We interviewed Katrina regarding the sale of this Stonehouse home and here is what she had to say.


Q1. What was your favorite part of the home?

My favorite part of this home was the gourmet kitchen and the outdoor balcony and patio, very quaint.


Q2. What was the most difficult part of selling the home and how did you overcome it?

The most difficult part was that the homeowner shared a well with a neighbor that supplied the sprinkler system for both properties and they did not have an agreement in place, so we put together an agreement that satisfied the new owner and the neighbor.


Q3. What’s your favorite thing in the area?

My favorite thing about the neighborhood is the Saudé Creek Vineyards and Gauthier Vineyard are close. The neighborhood Stonehouse is a golf course community, has a restaurant on site The Virginia Grill, and how centrally located between Williamsburg and Richmond this community is.


Q4. What’s your favorite part about being a REALTOR®?

My favorite part about being a realtor is knowing that I have the ability to help people accomplish their goals in the housing arena.
